Q: Can you hold a place before I apply?
A: We are not permitted to “Hold” a property. You will need to preview the property as soon as possible, and if you like it, make application immediately. Your application will be processed and then the information will be presented to the Landlord. The rental market in our area is moving very fast, the demand is very high, and sometimes there is more than one application received for an available property - if this occurs, the multiple applications will be presented to the Landlord. If you are approved for the property, you must bring in your security deposit in the form of a money order or cashiers’ check within 24 hours of approval notification.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Normally we collect a first months’ rent, prorated rent (if applicable,) and the security deposit. Some of our Landlords do require a last months’ rent to be paid.

Q: How old do you have to be to apply?
A: The adult applicant(s) must be 18 years or older.

Q: Is the deposit refundable?
A: Yes, the security deposit is refundable if all of the terms and conditions of the lease are fulfilled, all rents and fees due are paid, and the property is left in the same good and clean condition, per the move-in condition report and video. Per the Lease Agreement, there is a mandatory janitorial and carpet-floor cleaning charge that will be deducted from the security deposit, unless the property is left in pristine condition.

Q: Who needs a cosigner?
A: If an applicant does not meet the income criteria or has a negative credit report, then the landlord may consider a cosigner, such as a family member, with a positive credit report, who may cosign on the Lease. This is a situation that would be presented to the landlord for consideration, and is acceptable at the sole discretion of the landlord.

Q: You have a property I want to rent. How do I apply?
A: You may either apply online here on the Tenant Resources page, Prospective Tenants, OR come by our office to pick up our application package. Please contact our Property Managers for a viewing of the property prior to application.

Q: I want to get a pet. What do I do?
A: A pet friendly property will have the information on our Rental List and the Listing Detail, so you will know if a pet will be considered by the Landlord prior to application. A pet application is required. An additional security deposit or a non-refundable pet fee will be required. If the applicant has a service animal, the proper documentation will be required to be submitted with the pet application. A pet deposit will not be charged for a service or companion animal.

Q: I want to move out, but my roommate wants to stay. What do I do?

Q: My lease expiration is coming and I want to move out. What do I do?
A: You will need to give written notice to us at least 30 days prior to your lease expiration date. You will also need to read and take action on the Move-Out Check List items.

Q: Who is responsible for paying for repairs & maintenance requests?
A: If the item is a normally occurring maintenance and repair, the landlord will pay for the services. Any repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.
